Preparation
Write down the positive and negative points of your home.
Find out prices of comparable homes in your area.
Research necessary paper work involved in selling your home.
Research selling and closing costs and who pays what.
Determine a marketing strategy that presents your home in its best light.

Selecting a Real Estate Agent
Find a reputable real estate agent (Ask friends, neighbors, workers, etc).
Search the Internet or visit our Links page.
Write down questions to ask prospective agents.
Interview prospective agents.
Hire the agent who most closely meets your requirements. 

Inside and Outside aka "Curb Appeal"
Keep the lawn mowed and trimmed at all times.
Keep the hedges and shrubs trimmed.
Repaint if needed.
Flowers will add needed color.
Keep the inside clean and tidy.

Setting the Price
Ask for a market analysis from your agent
Visit homes in your neighborhood and attend open houses.
Order a professional appraisal of your home.
Set the sale price.

Ensure Your Agent is Marketing it
Make sure it's listed in the MLS (multiple listing service).
Ensure ads are in local papers.
Make sure your agent holds open houses.
Keep an eye on yard and directional signs and ensure they are readable.

Receiving an Offer on Your Home

Determine if the offer is reasonable.
Make a counter offer if it's not acceptable.
Negotiate who pays for selling costs.

Closing
Ensure all agreements are in writing.
Set the closing date.
If necessary, arrange a home inspection.
Set up a final walk-through and get any changes in writing.
Have the agreed-to repair work done.
